With its famous beer gardens, laid-back lifestyle and cultural sophistication, Munich often tops global liveability indexes. But Munich is also famous for the refined tastes of its well-heeled residents.<\/p>\n<p>Right in the heart of Munich \u2013 and very much part of this luxurious cultural heritage \u2013 is Lenbachplatz 6. Built in 1904 by the prominent Bavarian architect, Emanuel von Seidl, the listed building is a splendid example of the neo-Baroque style, popular during Munich\u2019s Belle Epoque \u2013 a time when the city\u2019s art and culture flourished under Prinz Regent Luitpold. In 2019, it underwent a refit to bring it up to the highest standards for modern businesses.<\/p>\n<p>Lenbach square is one of the city\u2019s most exclusive addresses. It is conveniently close to the Central Train Station and Munich\u2019s main tram and underground network. King Ludwig 1 (1825\u20131845) began the process. A patron of the arts and lover of ancient Greece and the Italian Renaissance, he commissioned grand boulevards, museums, triumphal monuments and palatial buildings to emulate the neo-Renaissance pomp and splendour of Paris. His successor Maximillian II carried on this tradition, building Munich\u2019s most noble boulevard, Maximilianstrasse, which is around the corner from Lenbachplatz.<\/p>\n<p>Luitpold (1821\u20131912) was also a patron of the arts and succeeded in making Munich a magnet for Europe\u2019s intelligentsia, as well as a centre of experimentation for a young Bohemian crowd set on finding a new language for the arts. Seidl\u2019s building is on the corner of such a block, overlooking the Wittelsbacher Fountain, a monumental tribute to the laying of Munich\u2019s first drinking water pipes. It is one of several architectural gems in the square, including the Alte B\u00f6rse (old stock exchange) and the palatial Bernheimer House, Munich\u2019s first neo-Baroque building.<\/p>\n<p>The building\u2019s tower and balconies together with the garlands and fantastic animals projecting from its stone facade are typical of the neo-Baroque, which interwove modern elements such as Jugendstil into historical and traditional styles. Each floor differs in proportions and ground plan, with doors and windows opening ever-new perspectives. Inlaid wooden wall panelling, stuccoed ceilings and stone fireplaces add to the interior ambience.<\/p>\n<p>Emanuel von Seidl built several landmark buildings in Munich, including the State Theatre in G\u00e4rtnerplatz, the festive hall in the Deutsche Museum and the Augustinerbr\u00e4u restaurant in the city\u2019s centre. It was rebuilt after being severely damaged in the Second World War. In 2011, its fa\u00e7ade was cleaned and restored to its original splendour, winning the prestigious Fa\u00e7ade prize from the City of Munich in 2013. And, in 2019 and 2020, a state-of-the-art refurbishment of the property was undertaken in close cooperation with the Bavarian historical preservation society. The interior was gutted and modernised to provide all the features today\u2019s business premises demand, while ensuring historical details were preserved.<\/p>\n<p>All bathrooms and kitchens were completely modernized with high quality materials, and the glass-cased lift was modernised. New windows were also installed, and the roof renovated to maximise energy efficiency. PATRIZIA aims to secure BREEAM certification for the asset to track its sustainability performance going forward.
