Der Ankauf erfolgt f\u00fcr einen von PATRIZIA verwalteten Value-Add-Fonds f\u00fcr eine gro\u00dfe Pensionskasse aus Norddeutschland. Die Immobilie ist zu etwa 80 Prozent mit einer durchschnittlichen Restmietzeit von vier Jahren vermietet. Das Apex House wurde in der Vergangenheit durch erhebliche Investitionen deutlich aufgewertet und verf\u00fcgt \u00fcber namhafte Mieter, Scottish Enterprise, dem Scottish Further and Higher Education Funding Council, Mazars LLB und Svenska Handlesbanken AB. Aufgrund der angespannten Marktsituation sieht PATRIZIA gro\u00dfe Chancen, durch aktives Asset Management und gezielte Sanierung die aktuellen Leerfl\u00e4chen zu vermieten.<\/p>\n<p class=\"CxSpFirst\">Der moderne B\u00fcrokomplex liegt in strategisch g\u00fcnstiger Lage im Haymarket-Viertel, das oft als Tor zum Finanzviertel von Edinburgh bezeichnet wird und eines der wichtigsten Expansionsgebiete der Stadt ist. Das Gebiet hat in den vergangenen drei Jahren von erheblichen Verbesserungen der \u00f6ffentlichen Verkehrsinfrastruktur profitiert, einschlie\u00dflich der Neugestaltung des Bahnhofs Haymarket und der Fertigstellung der Stra\u00dfenbahnhaltestelle Haymarket.
