Januar 2019.<\/strong> Die PATRIZIA Immobilien AG, der globale Partner f\u00fcr paneurop\u00e4ische Immobilien-Investments, hat \u00fcber ihre Tochtergesellschaft PATRIZIA GrundInvest das Gesch\u00e4ft mit Immobilien-Publikumsfonds weiter ausgebaut und blickt auf ein erfolgreiches Jahr zur\u00fcck. 2018 wurden f\u00fcnf neue Publikumsfonds mit deutschen Objekten aufgelegt und rund 110 Millionen Euro Eigenkapital platziert. Bei drei der f\u00fcnf Fonds wurde das ben\u00f6tigte Eigenkapital bereits vollst\u00e4ndig eingeworben, bei PATRIZIA GrundInvest Dresden Wohnen, Garmisch-Partenkirchen und Frankfurt Smart Living.<\/p>\n<p>Insgesamt managt PATRIZIA gegenw\u00e4rtig zehn Publikumsfonds mit einem Gesamtvolumen von 650 Millionen Euro. Bei neun Fonds liegen die angestrebten j\u00e4hrlichen Auszahlungen \u00fcber der Prognose, ein Fonds liegt im Plan. Seit dem operativen Start der PATRIZIA GrundInvest vor drei Jahren, konnten insgesamt 320 Millionen Euro Eigenkapital von privaten und&nbsp;(semi-)professionellen Anlegern eingeworben werden.<\/p>\n<p>Andreas Heibrock, Gesch\u00e4ftsf\u00fchrer der PATRIZIA GrundInvest: \u201eUnser Publikumsgesch\u00e4ft hat sich von Beginn an \u00fcberdurchschnittlich gut entwickelt. Die starke Nachfrage, die schnelle Platzierung und die guten Ergebnisse best\u00e4rken uns in unserer Strategie, bei Auswahl, Erwerb und Asset Management auf das Netzwerk und die Expertise der PATRIZIA Gruppe zur\u00fcckzugreifen. &nbsp;Um weiter zu wachsen, werden wir unsere Produktfamilie kontinuierlich ausbauen. Konkret planen wir 2019 eine neue Produktkategorie, die in erster Linie paneurop\u00e4isch ausgerichtet sein wird.\u201c<\/p>\n<p><strong>Aktuell im Vertrieb: Frankfurt \/ Hofheim und Berlin Landsberger Allee<\/strong><br \/> Gezeichnet werden k\u00f6nnen derzeit die Fonds Frankfurt\/ Hofheim und Berlin Landsberger Allee, die beide im letzten Jahr aufgelegt wurden. Sie sind aktuell zu rund 60 bzw. 25 Prozent gezeichnet.<\/p>\n<p>Der Fonds PATRIZIA GrundInvest Frankfurt\/Hofheim investiert in ein Nahversorgungs-Center in der Stadtmitte von Hofheim. Die 2010 fertig gestellte Immobilie ist an eine Vielzahl von Mietern wie beispielsweise Edeka, Lidl, M\u00fcller, Woolworth, Deichmann etc. vermietet. Die durchschnittliche Restlaufzeit der Mietvertr\u00e4ge betr\u00e4gt rund sieben Jahre. \u00dcber den geplanten Anlagezeitraum von etwa zehn Jahren werden j\u00e4hrliche durchschnittliche Auszahlungen vor Steuern in H\u00f6he von 4,5 Prozent angestrebt. F\u00fcr das Jahr 2018 wird die Auszahlung 5,25 Prozent betragen.<\/p>\n<p>Bei dem Fonds PATRIZIA GrundInvest Berlin Landsberger Allee handelt es sich um ein gemischt genutztes Geb\u00e4ude-Ensemble im attraktiven Berliner Stadtteil Prenzlauer Berg. Es ist verkehrstechnisch sehr gut angebunden und hat eine vermietbare Fl\u00e4che von rund 35.000 m2 auf zehn Stockwerken und einem Untergeschoss. Die unterschiedlichen Geb\u00e4udeteile, die 2015 bzw. 2017 modernisiert wurden, beherbergen ein Hotel, ein Hostel, Einzelhandel, B\u00fcros und ein Gesundheitszentrum sowie ein Parkhaus. Die gewichtete Restlaufzeit der Miet- und Pachtvertr\u00e4ge betr\u00e4gt knapp zehn Jahre. Auf Basis der Mietertr\u00e4ge wird mit j\u00e4hrlichen durchschnittlichen Auszahlungen vor Steuern von rund vier Prozent gerechnet.
