November 2021. <\/strong>PATRIZIA, ein f\u00fchrender Partner f\u00fcr weltweite Investments in Real Assets, meldet das erfolgreiche Closing ihrer GLI-Plattform (Greater London Industrial) mit einem Investitionspotential von weiteren 750 Mio. Euro. Bei der Plattform handelt es sich um ein Sidecar-Investment in urbane Logistik in London f\u00fcr den renommierten Value-Add Fonds TransEuropean Property VII LP.<\/p>\n<p>Die Plattform, die von PATRIZIA im Auftrag ihrer institutionellen Kunden betreiben wird, ist als Joint Venture mit KSP (Kingston Space Property, London) strukturiert, einem Spezialisten f\u00fcr Logistikimmobilien und die sogenannte letzte Meile. KSP wird als lokaler Betreiber und Projektentwickler fungieren.<\/p>\n<p>Ziel von TEP VII GLI ist es, ein Portfolio von erstklassigen Logistikimmobilien f\u00fcr die letzte Meile an strategischen Standorten im Gro\u00dfraum London im Wert von etwa 1 Mrd. Euro zu erwerben. Dazu geh\u00f6ren Areale, die vom Megatrend E-Commerce profitieren, sowie Standorte, die von Mietern verst\u00e4rkt nachgefragt werden, z.B. von Rechenzentren und sogenannten Dark Kitchens, die Essen nur zum Mitnehmen zubereiten. Das Joint Venture will \u00e4ltere und in einigen F\u00e4llen veraltete Immobilien sanieren, und sie von Grund auf nach Top-Standards und unter Einhaltung h\u00f6chster Nachhaltigkeitskriterien neu entwickeln.<\/p>\n<p>TEP VII GLI zielt auf Teilm\u00e4rkte ab, die sich durch ein begrenztes Angebot, niedrige Leerstandsquoten und eine wachsende Nachfrage vor allem aus dem E-Commerce-Bereich auszeichnen, da sich hier der Schwerpunkt von der letzten Meile zur sogenannten Logistik der \u201eletzten Stunde\u201c verlagert. Die Plattform hat bereits ein 200 Mio. Rund 60% des Kapitals wurden seit dem letzten Closing zugesagt, und die umfangreiche Pipeline von Investmentm\u00f6glichkeiten stellt sicher, dass das Kapital in den n\u00e4chsten 18 Monaten vollst\u00e4ndig eingesetzt wird.<\/p>\n<p>Die TEP-Fonds wurden erstmals 1992 aufgelegt und haben seither \u00fcber 2,8 Mrd. Euro in 13 europ\u00e4ischen L\u00e4ndern investiert. Seit 2009 hat das aktuelle Fondsmanagement Team eine IRR von 24,1% pro Jahr erzielt*. Die j\u00fcngsten Verk\u00e4ufe des Vorg\u00e4ngerfonds TEP VI umfassen zwei Berliner B\u00fcroimmobilien, womit nun knapp 30% des TEP VI-Portfolios ver\u00e4u\u00dfert worden sind.
